Twenty sleeping spots, capped at 19 guests — our short-term-rental permit sets occupancy by bedroom count and square footage, and we hold to it.
Groups of 14 or fewer — everyone sleeps in a dedicated bed in one of seven bedrooms: four queen-or-better rooms (including a Cal King), a twin room, and two bunk rooms the kids will fight over.
15 to 16 — the queen sleeper turns Bedroom 1 into a family suite: parents in the bed, two kids on the pull-out, one door.
17 to 19 — the den opens up: a queen flip-out and two singles, its own TV, and enough separation that the teenagers stop appearing at breakfast.
If you’re 13, 15, 16, or 18 people, you’re not squeezing — you’re choosing which beds to leave folded. The house is sized so that a group of 16 has rooms to spare, not couches to assign.

Very few — and Kinpine House is one of them. It sleeps up to 19 guests across 7 bedrooms and a flex den, with real beds for every guest. No air mattresses required.
How do large groups usually split up the bedrooms?
Couples take the four queen and cal-king rooms (each with its own bath); kids, teens, and single travelers take the three twin-XL rooms; and the upper-level den adds fold-out beds for four more kids. See the sleeping arrangements table above.

Where exactly is Kinpine House?
We’re in Incline Village, Nevada — on Lake Tahoe’s north shore. It’s minutes from Diamond Peak Ski Resort, Sand Harbor State Park, and Incline Village’s private beaches.
Is there parking for a large group?
Yes. The heated driveway accommodates 6 vehicles plus 2 in the garage. Everyone can arrive in separate cars without worrying about street parking.
We’re a group of 15, 16, or 17 — is a house that sleeps 19 too big?
It means nobody sleeps on a couch. Fourteen people fit in dedicated beds across seven bedrooms before any sleeper opens; at 15–17 you use the Bedroom 1 sleeper or the den and leave the rest folded. Spare capacity becomes what it should be — an empty bunk room for gear, a quiet office, a nap room for the baby.
Can we fit 20 or more?
No — occupancy is capped at 19 by our short-term-rental permit, which sets the limit from bedroom count and square footage. The house physically sleeps 20, so at 19 nobody is on the floor. Groups of 20–24 sometimes pair Kinpine with a smaller overflow rental nearby and use Kinpine as the gathering house.
What amenities actually matter for a large group trip?
The ones that scale. A hot tub is standard in Tahoe; a hot tub that seats seven is not. Parking for six cars on the heated driveway means arrival day doesn’t start with shuttling or shoveling. Twenty dining seats across the table, island, and peninsula mean the whole group eats at once instead of in shifts — and a chef’s kitchen with double ovens and a 36" induction range can actually cook for 19.
